LuxHome is a team in Batumi that carries out renovation and construction, makes furniture, outfits apartments and runs them for owners who live in another country. We have worked under contract since 2014.

What we do
Nine services covering a property’s path from purchase to income: renovation, construction, custom furniture, outfitting, cleaning, upkeep, apartment management, site supervision and handover inspections, property search and purchase support.
How we work
- An itemised estimate after a free site visit, rather than a rough market figure.
- A contract setting out the works, the timing and the payment schedule.
- Our own furniture workshop and our own crews at the key stages, not just contractor sourcing.
- Photo and video reports once a week, with purchase receipts attached.
- Warranty: 24 months on finishes, 36 on concealed engineering, 60 on the structure.
For owners outside Georgia
More than half of our clients live abroad, and the whole process is built for that: the contract signed remotely, the estimate and materials agreed by messenger, weekly reports, and acceptance of the flat and collection of the keys under a power of attorney. A finished property can go straight into management, with the income transferred to a card in your own country.

Batumi and all of Adjara, the Guria coast. Tbilisi, Kutaisi, Poti, Bakuriani, Gudauri, Borjomi, Mestia, Anaklia and the mountain municipalities by arrangement, with the logistics shown as a separate line in the estimate.
