We inspect apartments and houses before you sign the acceptance act, and we supervise renovations carried out by other contractors. We come with instruments: a thermal imaging camera, a moisture meter, a laser level and a socket tester. Every finding is recorded with a photograph and a measurement, and the report is delivered within a day.
What the acceptance inspection covers
- geometry of walls, floors and ceilings, deviations measured with a level;
- windows and glazing: junctions, draughts, operation of the hardware;
- positions of water and electrical outlets against the drawings;
- waterproofing in wet rooms and on balconies, moisture in the structure;
- ventilation and draught, the distribution board, earthing and residual current devices;
- actual floor area against the area stated in the contract.
Until the act is signed, defects are the developer’s responsibility. That is the whole point of doing this first, and it is why a repeat visit after the developer’s corrections is included in the work.
What the instruments show
A thermal imaging camera finds cold bridges and hidden damp inside the structure. A moisture meter shows a wet wall under fresh plaster. A laser level turns “the wall looks fine” into a number you can put in front of a developer. None of this is visible to the eye, and all of it surfaces a season later — usually after the act has been signed.
What we find most often here
Three findings repeat across the coast. Geometry: deviations of two or three centimetres across a room, because of which a kitchen or wardrobe will not fit later. Ventilation: a duct exists but there is no draught, and within six months mould appears in the corners. Glazing: a standard installation of panoramic systems that starts to leak and draught under driving rain, particularly on upper floors. In mountain locations we add thermal imaging of the envelope and a check of the pipework protection against freezing.
Supervision of third-party works
If the renovation is done by another crew while you live abroad, we visit at the key stages before concealed work is closed up: pipework, waterproofing, screed, compliance with the estimate and with the specified materials. A report follows every visit. Four to six visits per apartment is typical, more for a house.

The inspection is priced by floor area, supervision by number of visits. We give the figure by phone straight away — there are no complex estimates here. If you then renovate with us, the inspection report becomes the basis of the estimate.
