What the place is like
Classic mountain Adjara half an hour from the coast: cooler in summer, green, with wine and food tourism. People buy for a weekend house of their own, for a guest format aimed at travellers heading into the mountains, and for vineyards.
Building here costs more than on the plain, and the reason is not materials but logistics: narrow roads, hairpin bends and limits on machinery. We put this on a separate line in the estimate and say up front where a concrete mixer will get through and where the work has to be done differently.

Climate
Winters are noticeably colder than on the coast, so houses are designed differently: full heating with a boiler and insulation to standard rather than relying on an air conditioner. Houses that stand empty in winter need winterising so the system does not freeze.
