What the place is like
A narrow strip between the mountain and the sea, with dense development limited by the terrain. The beach has large pebbles and clear water, which brings high demand at the height of summer, including day visitors from Batumi and from across the border.
Building here is hard: there are few level sites, access is limited and slopes rise above the road. Practically any project starts with an assessment of the terrain and slope stabilisation.

Rentals
The season is the shortest on the coast, but peak rates are high: guests pay for the water and the view. Properties with a terrace and a panorama do noticeably better than the rest, so when preparing a property for letting we start with the terrace, the lighting and the photographs.
