We have been renovating apartments, houses and commercial spaces in Adjara and across Georgia since 2014. About half of our clients live in another country, so the whole project runs remotely: a contract signed online, photographs and video every week, payments released against completed stages.

What the coastal climate changes
Adjara receives over two thousand millimetres of rain a year, humidity stays above seventy percent and the sea air carries salt. In practice that means full waterproofing in wet rooms, extraction with a humidity sensor and fresh air intake, hardware with anti-corrosion coating, and moisture-resistant materials in furniture and joinery. Solutions that work in a dry climate fail here within two or three seasons, and we say so before the estimate rather than after.
In older buildings the first thing we open up is the engineering. Aluminium wiring on twists and cast iron risers will not carry a water heater, an air conditioner and a hob, and finishing over them means redoing the work within a couple of years. We show you the condition before the estimate so the decision is made with the facts in view.
How we work remotely
The contract is signed online. Every week you receive photographs and video of what was done. Concealed work — pipework, waterproofing, screed — is filmed before it is closed up, and the footage stays with you. Payments are released against completed stages rather than in advance. We accept keys from the developer and hand them to you or to your first guests.
Timing
A white frame takes six to eight weeks, a black frame ten to fourteen, cosmetic work in an older flat two to four. A house takes two to four months depending on the survey. Summer runs longer: crews are busy and deliveries slow down. The schedule with dates is an annex to the contract.
Price and warranty
We quote a range by phone after five short questions about condition, area, scope and timing. The itemised estimate follows a free site visit and is fixed in the contract, so it does not grow along the way. Warranty: two years on finishes, three on concealed engineering, five on structure.
Where we work
Batumi and the whole of Adjara — Batumi, Kobuleti, Gonio, Chakvi, Kvariati — plus the Guria coast, the mountain resorts and the large cities. Renovation is usually followed by custom furniture, outfitting for rental and property management: one team from the first measurement to the first guest.
