We outfit apartments and houses for rental from empty walls to the first guest: furniture, appliances, textiles, dishes, decor, consumables and the photo shoot for the listing. You do not need to fly in — we send an itemised estimate with photographs and product codes, buy, deliver, assemble, style, shoot and hand over the keys.
What is included
- furniture from our own workshop: kitchen, beds with storage, wardrobes, sofa, dining group;
- appliances: fridge, hob, extractor, washing machine, air conditioners, water heater, TV, router;
- textiles and linen — three sets per bed — towels, duvets, pillows and curtains;
- dishes, utensils, drying rack, hairdryer, ironing board, first aid kit, basic supplies;
- lighting, decor, a photo shoot and the listing copy.
Where the budget actually works
By the numbers from the properties we manage, the fastest returns come from photography, a proper mattress and blackout curtains. Then hooks and shelves in the bathroom, sockets by the bed, storage for two suitcases and a drying rack. Together they cost less than one month of vacancy and affect guest ratings more than replacing the furniture with something more expensive. Decorative details in the mid segment barely pay for themselves, and we say so rather than adding them to the estimate.
Furniture built for rental
Rental furniture is moved, scratched by suitcases and tested weekly by new people. So we use durable materials, simple shapes without fragile decoration, removable covers and a single type of fittings kept in stock — a broken front or hinge is replaced within a day instead of taking the unit out of bookings.
What this climate requires
Quick-drying textiles, moisture-resistant furniture, a working extractor and a spare set of linen. In season, at high turnover, linen does not dry fast enough and the property stops because of the laundry rather than because of bookings. That is a planning question, not a purchasing one.
Timing, price and reporting
Two to three weeks from the site visit if the furniture is in stock; a made-to-order kitchen or wardrobe adds three to four weeks. The price depends on area, number of bedrooms, the level of the set and what is already in the flat. We quote a range by phone and give an itemised estimate with photos and product codes after the visit; receipts are attached to the final report.
Where we work
Batumi, Kobuleti, Gonio and the rest of Adjara, plus Tbilisi, Kutaisi, Bakuriani and Gudauri. A finished apartment can go straight into management and start earning without a gap.
