The economics of the resort
The season is short and very dense: December to April, peaking over the New Year and spring holidays. Rates in this period are the highest in the country, but the rest of the time a property barely works, unless it is aimed at summer mountain tourism, which is still small here.
That leads to the main rule: the property must be completely ready by the start of the season, including furniture, appliances, textiles and photographs. Being a month late here costs not a month but a noticeable share of the year's revenue, because the New Year dates are booked in the autumn.
