We look after houses and apartments while the owner is away: scheduled inspections, maintenance of engineering systems, garden and grounds, utility payments, seasonal shutdown and preparation for your arrival. This is for owners who do not rent the property out but want to find it in the same condition they left it.
What is included
- engineering systems: water, drainage, electrics, boiler, pumps, filters;
- plumber and electrician on call for anything that cannot wait;
- air conditioner servicing and pool maintenance;
- garden and grounds care, including drainage and gutters;
- seasonal shutdown and reopening before you arrive;
- concierge service: deliveries, bills, contractors, keys;
- emergency call-out for leaks and storm damage.
Why it pays for itself
The three most expensive failures in a property here are predictable: a burst flexible hose that is seven years old, a water heater that leaks because the anode was never replaced, and flooded neighbours because of a blocked balcony drain. Each of them is visible in a minute during a scheduled inspection and costs a full repair of several rooms if it is not. Hard water and humidity shorten equipment life here compared with a dry climate, so the service intervals need to be shorter too.
Property passport
On the first visit we write down what later saves hours: where the shut-off valves and the distribution board are, what equipment is installed and when it was fitted, how the pipes run, which filters are needed and when. A copy stays with you. After an emergency or a change of contractor nobody has to work it out from scratch.
Seasonal shutdown and reopening
Closing a property for the off season means draining external lines, protecting pipework from frost, shutting off water at the main, setting a minimum heating regime, storing textiles and setting a ventilation schedule. In the mountains the frost protection matters most; on the coast it is ventilation, because a closed property in this humidity grows mould rather than freezing. Reopening happens a few days before you arrive: water and heating on, systems checked, cleaning done, fresh linen, and groceries on request.
Reporting and price
After every visit you receive a report with photographs: what is fine, what needs attention now and what to plan for the coming months. Minor work is done on the spot, larger jobs are quoted first. The monthly fee depends on the property, the equipment and the visit frequency.
