What the market is like
The main format is guest houses with a few rooms, aimed at tourists heading into the mountains. Demand is concentrated in the summer months; in winter there is a ski flow, but it is noticeably smaller. There is almost no year-round housing market.
Building and transporting materials here is hard: the road is long and winding, and in winter there can be interruptions. So we work in Mestia on projects rather than one-off visits: materials go in by batch, work is planned for the warm season, and the crew stays on site until a stage is finished.
