A six-room guest house in Gonio. The owners live in Tbilisi and visit once a month; on site there was a manager with no cleaning team of his own.
What was wrong
At peak the check-outs and check-ins came in a wave: six departures before noon and six arrivals in the afternoon. One person could not physically keep up, guests waited on the terrace, and the reviews started mentioning cleanliness and late check-ins.
What we did
- On peak days a team comes out and the rooms are split between people rather than done one after another.
- A checklist per room and a separate one for the common areas: kitchen, hallway, bathroom, terrace.
- The linen moved to our laundry, with three sets per bed kept on site as a buffer.
- Common areas are cleaned every day, whether or not anyone checks out.
- A photo report after every clean, room by room, so it is clear what was ready and when.
Timing and money
The season ran from May to September on a retainer of 1,400 $ a month including linen. Peak days and the deep clean before opening were priced separately.
How it turned out
Not a single late check-in over the season. The average cleanliness score went from 4.3 to 4.8 and the waiting on the terrace stopped.
