What is decided before the ceiling closes
Everything that will later be behind it: lighting circuits and switching, air conditioning pipework and condensate lines, ventilation ducts, and access to anything that may need servicing. A ceiling that has to be opened up a year later because a driver failed or a condensate line blocked costs more than planning a hatch in the right place. We mark the access points on the drawing and agree them with you rather than deciding on site.
Stretch or plasterboard
Stretch ceilings go up faster, tolerate a leak from above without being destroyed and suit rooms where height is tight. Plasterboard allows complex shapes, coves and integration with the walls, and it takes heavy fixtures. We choose by the room and by what is above it, not by fashion — in a top-floor flat under a flat roof, for instance, the argument for a stretch ceiling is a practical one.
Light rather than fixtures
We start from how the room is used: work light over a kitchen worktop, soft light by the bed, a cove instead of a central fixture in a low room, and separate switching so the whole room does not have to be lit at once. Drivers and transformers go in accessible places with a hatch, because they fail long before the LED strip does — that is the single most common ceiling complaint we are called to fix.
Humidity and movement
In this climate the ceiling has to tolerate movement and damp: moisture-resistant board in wet rooms, expansion gaps at the perimeter, and no sealed cavity above a bathroom without ventilation. A cavity that cannot breathe collects condensation, and the first sign is a stain that looks like a leak from the neighbours.
Timing, price and warranty
A ceiling in an apartment takes about a week, more for multi-level work with coves. Priced per square metre with the complexity and the number of levels included. Warranty: two years on finishes, three on the concealed wiring above.
