We service the engineering systems of houses and apartments: water supply and drainage, electrics and the distribution board, water heater, heating, pumps, filters and the equipment in the plant room.
What gets checked and why
Flexible hoses and shut-off valves, because a burst hose in an empty flat means repairing several apartments rather than one. The water heater anode, because hard water here wears it faster than in a dry region and a failed anode ends with a leaking tank. Filters and pressure in the system. The board, the earthing and the residual current devices. The condensate line on each air conditioner. Each of these takes a minute to check and costs a full repair if it is not.
Replacement by age, not by failure
Flexible hoses, washing machine inlets, seals and the water heater anode have a service life, and waiting for them to fail is the expensive strategy. We keep the dates and replace them on schedule, which is why properties under regular maintenance rarely produce emergencies.
Property passport
On the first visit we record where the valves and the board are, what equipment is installed and when, how the pipes run, which filters are due when, and the model numbers for spares. A copy stays with you. After an emergency, a change of contractor or a sale, nobody has to work it out from scratch — and a plumber who knows where the shut-off valve is saves more than the visit costs.
How it runs
Visits on a schedule, a photo report after each one showing what is fine and what needs attention, minor work done on the spot and larger jobs quoted before they start. Nothing over an agreed threshold happens without your approval.
Price
A monthly fee depending on the property, the equipment and the visit frequency. Parts and materials are billed with receipts.
