What this replaces
Usually a friend or a neighbour who agreed once and now cannot comfortably be asked again. The difference is that this runs on a schedule with a report and receipts, so there is no favour to feel awkward about and nothing gets forgotten because someone was busy that week. For an owner abroad it is also the difference between a problem being handled and a problem waiting until the next visit.
Typical requests
Accepting furniture or appliances and checking them against the invoice before signing — once the delivery note is signed, damage becomes your problem, which is why someone has to actually look. Meeting an internet technician or a meter reader. Paying bills so nothing is cut off, which in an empty property is otherwise noticed only at the next visit. Handing keys to a cleaner, a guest or a contractor. Buying groceries and airing the property before you land.
Documents and errands
Collecting documents, submitting applications where a signature is not required, and dealing with the management company on your behalf. Where something needs a power of attorney we say so rather than attempting it and failing.
Reporting
Every task is confirmed with a photograph and a receipt where money is involved, and summarised monthly. You see what was spent and why rather than receiving a single figure.
Price
A monthly fee or per task, depending on how often it is needed. For properties under upkeep most of this is already included.
