Designed with the house, not after it
A pool needs a plant room with access and ventilation, a power supply of its own, a route for backwash water and a drainage solution for the deck. Adding all that once the yard is landscaped means digging it up again, and the plant room ends up somewhere inconvenient where nobody wants to service it. On a slope the bowl also sits on a terrace with a retaining wall, and that is structural work priced accordingly.
Ground water matters
Near the coast the water table is high, which affects the bowl structure, the drainage around it and the wintering. An empty bowl can be pushed upward by ground water, so the pool is never fully drained for winter — we plan the wintering level from the design stage and, if the pool goes into our maintenance, do it ourselves each autumn.
What owners underestimate
Running cost and time. A pool in use in summer needs attention two or three times a week: chemistry, filtration, cleaning, checking the equipment. Heating extends the season but adds a bill that should be known before the decision, not after the first month. We give the honest numbers for volume, equipment and season before the design is fixed.
Finishes and safety
Mosaic, liner or a membrane depending on the use and the budget, with the joints and the waterline detailed rather than left to the tiler. Around the bowl we specify a non-slip deck, drainage that actually takes the splash water away, and lighting placed so the pool can be used after dark.
Timing, price and warranty
Two to four months depending on size and ground. We quote a range by phone and give an estimate after the site visit. Warranty: five years on the structure, two on equipment installation.
