The search
Out of 23 options we discarded 18: some had documents that did not add up, some sat in buildings with no real management, and some were priced on a view that the construction site next door will close off. We showed five flats by video call and settled on 54 m² on Bagrationi.
What we checked
- The registry extract: owner, encumbrances, attachments, charges — all clear.
- The layout against the documents: no undocumented changes.
- Arrears on utilities and management company fees.
- The condition with instruments: moisture in the walls, risers, electrics. We found traces of an old leak in the bathroom and worn flexible hoses.
Negotiation and the deal
The findings on the bathroom and the hoses became the argument: the price came down from 82,000 to 78,000 $. The deal was completed at the Public Service Hall under a power of attorney with an apostille, with settlement through a bank. Three weeks passed from the first viewing to the registry extract.
What happened next
The flat went straight into renovation and outfitting and took its first guests two months later. The owner flew in for the start of the season.
