A 62 m² apartment in a new building in the Boni district. The owner is in Kazakhstan and the renovation was done by a crew he found himself. We were called in for the handover and then for the supervision.
The handover inspection
Three hours with instruments produced 14 defects. The main ones: walls out of true by up to 3 cm across the room, a bathroom ventilation duct with no draught, one panoramic window leaking air along the bottom joint, and screed with voids in the bedroom — a minute of tapping finds it, and it only shows up after the tiles are laid.
The report with photographs and measurements went to the developer. The acceptance act was signed three weeks later, once everything had been put right: the screed was re-poured, the window readjusted, and an inline fan fitted to the extraction.
Supervision of the renovation
- Six visits by stage: pipe and cable runs, waterproofing, screed, first fix, finishes, completion.
- We stopped the work at the waterproofing stage: the crew had taken the membrane 5 cm up the wall instead of 20.
- Materials were checked against the estimate: cheap equivalents had replaced the specified profile, and were swapped back.
- A report with photographs to the owner after every visit.
How it turned out
The renovation finished two weeks behind plan but with nothing to redo. The owner never flew in once during the whole job.
