A one-bedroom apartment in Gonio; the owners live in Israel. Before us they let it themselves through friends: two-week gaps in summer and an empty flat all winter.
What we changed
- Listings on three platforms with proper photographs and an honest description: the beach five minutes away, the shops further off.
- Dynamic pricing: higher for peak weekends, lower for the joints between bookings so that two days are not lost each time.
- Turnover cleaning and linen from the laundry rather than washing in the flat.
- A long-term tenant for the winter, back to nightly for the summer.
- A monthly report: revenue, costs, occupancy, and the balance transferred to the owner’s card.
The numbers for the year
Occupancy in season was 84%, and the average rate rose 18% against the previous year thanks to the photographs and calendar pricing. A long-term tenant covered the four winter months; the total vacancy for the year was 11 days.
What was difficult
In August an air conditioner failed in the middle of a stay. We replaced it within a day from our own stock, the guests got a 15% discount for the trouble, and the review came out at five stars.
