What we check before the estimate
Available electrical capacity at that address and the state of the board; ventilation sized for the actual use rather than for an empty room; water supply and drainage for a kitchen or a salon; and the condition of the floor slab if heavy equipment is planned. Under-sized power is the single most common reason a commercial fit-out stalls halfway, and it is answered in a day at the start rather than discovered in the middle.
What is different from a flat
Hard-wearing finishes in contact zones, because a commercial space takes in a month what a home takes in a year. Access to services for repair without closing the business: hatches, removable panels, routes that do not run under a fixed counter. Separate metering where the tenancy requires it. And a layout that passes inspection for the specific use rather than one that merely looks right.
Working around a live business
If the space is already operating, we work at night or at weekends and hand back a usable area every morning. Dust-tight partitions, protection of finished surfaces and removal of debris are part of the schedule rather than an afterthought.
For tenants
We document the works so improvements can be discussed with the landlord as rent-free days rather than as a gift, and we plan what can be removed at the end of the lease and what stays with the premises.
Timing, price and warranty
The schedule with dates and penalties is an annex to the contract. We quote a range by phone and give an itemised estimate after a site visit. Payments are released against completed stages. Warranty: two years on finishes, three on concealed engineering.
