Turnkey means you hand over the keys to an empty flat and get back a finished home. Design, all works, furniture from our own workshop, appliances, textiles, dishes, final cleaning and photography if the property is going into rental.
Why one contract matters
When finishing, furniture and appliances are ordered from three different companies, the joints between them are where time and money disappear: the kitchen does not fit the outlets, the worktop waits for the sink, the delivery arrives before the screed is dry, and each contractor blames the previous one. Under one contract the schedule is built once and the responsibility is not split — there is one person to call.
How it runs
Site visit and brief; design with a full specification of materials and quantities; contract with dates, penalties and an itemised estimate; works with a weekly photo report; furniture produced in parallel with the finishing; then installation, cleaning in two passes and handover. Payments are released against completed stages.
What is included and what is not
Included: all works, materials, furniture, appliances, lighting, textiles, dishes, decor and cleaning. Excluded items are listed in the contract rather than left to assumption — most disputes about turnkey work come from a vague boundary, so we draw it in writing before the start.
For an owner who is abroad
The whole project can run without you: contract signed online, choices approved by messenger from a specification with photographs and product codes, stage acceptance by video call, and keys handed to you or to the first guests.
Timing, price and warranty
An apartment from a white frame takes eight to twelve weeks including furniture, from a black frame twelve to eighteen. We quote a range by phone and give the estimate after the site visit. Warranty: two years on finishes and furniture, three on concealed engineering.
After handover the property can go straight into management and start earning without a gap.
