What matters most for a property abroad
Two things, and they are not the ones usually advertised. A leak sensor that closes the valve turns a flooded neighbour into a notification on your phone — for an empty flat this is the single highest-value device in the list. And a smart lock removes the whole problem of keys: cleaners, guests and contractors get a temporary code instead of a physical key, you see who entered and when, and nobody has to meet anyone at midnight.
Wiring during the renovation
Most of it is cheap while the walls are open and expensive afterwards. We agree the scenarios at the design stage and lay the cabling together with the electrics, leaving reserve lines for what you may add later. Wireless devices can be added at any time; wired scenarios, shutters and in-wall panels cannot without reopening finishes.
What is worth it and what is not
Worth it: leak protection, the lock, climate control by schedule, and a couple of lighting scenarios that get used daily. Rarely worth it in a rental property: voice assistants tied to one account, complicated multi-room audio, and anything a guest has to learn. We say so rather than adding items to the estimate.
What happens without internet
Basic functions keep working locally: the lock opens by code, the leak valve closes, the climate follows its schedule. Only remote control and notifications need a connection. We check this specifically, because a system that dies with the router is not useful for an absent owner.
Timing, price and warranty
Configuration takes one or two days once the wiring is in place. Priced by the set of devices and scenarios, quoted by phone. Warranty: two years on installation.
For rental properties this pairs with management: check-in by code, no keys to hand over, and an alert if something goes wrong between guests.
