We renovate apartments in new developments and in older buildings: from a bare frame to a finished home, or a full strip-out with new engineering. The scope is agreed before we start and fixed in the contract, so the estimate does not grow along the way.

What the work includes

Layout and a plan of sockets, switches and water outlets; wiring and plumbing; plastering and screed; waterproofing in wet rooms; tiling; ceilings; doors, painting and floor finishes. Where it is needed we add sound insulation, smart home wiring and climate systems.

A frame flat and an older flat are different jobs

A frame flat is predictable. The unknowns are geometry, outlet positions and the glazing, and an inspection before you sign the acceptance act settles all three — until the act is signed, the developer has to correct them.

An older flat is the opposite. Under the finishes there is usually aluminium wiring on twists and cast iron risers that will not carry a water heater, an air conditioner and a hob, plus screed with voids and old leaks that never dried. We open these up and show you the condition before the estimate, so the choice between replacing the engineering and limiting the work to finishes is made with the facts in view rather than halfway through.

Order of works

Demolition and layout, then engineering, then wet processes with drying time, then finishes, then furniture and appliances. Concealed work is photographed and filmed before it is closed up, and the footage stays with you along with the layout drawing of the wiring and pipe routes.

Timing

Six to eight weeks from a white frame, ten to fourteen from a black one, two to four for cosmetic work in an older flat. Summer runs longer: crews are busy and deliveries slow down. The schedule with dates is an annex to the contract.

Price and warranty

We quote a range by phone after a few questions about condition, area and scope. The itemised estimate follows a free site visit and is fixed in the contract. Payments are released against completed stages, never in advance. Warranty: two years on finishes, three on concealed engineering.

Furniture from our own workshop is produced in parallel with the finishing, so the kitchen arrives right after the tiling. For a property going into rental, outfitting and management continue with the same team.

Frequent questions

Can the estimate grow during the works?

No. The itemised estimate is an annex to the contract. Anything extra is agreed separately and in writing before it is done.

Frame or older building — which is cheaper?

A frame flat is usually more predictable. An older one often needs full replacement of wiring and pipes, and that has to be in the price from the start.

Can I follow the work from abroad?

Yes: photo and video every week, concealed work filmed before it is closed, payments against completed stages.

Do I have to replace the risers?

If they are cast iron and at the end of their life, yes — doing it after the tiling means opening the finishes again.

When should furniture be ordered?

During the finishing stage. Measuring happens after plastering and screed, and production runs in parallel so nothing waits.
