Batumi — Batumi

Batumi is the company’s main market: our base, warehouse, furniture workshop and crews are here, and from here we travel across Adjara. We have worked in the city since 2014, completed hundreds of properties in that time and manage dozens of apartments.

What to know about the market

The city splits into two parts, and prices in them differ by a factor of one and a half to two. The seaside strip along the New and Old Boulevards means high-rises, flats with views and the highest nightly rates in summer. Further inland, towards Kakhaberi, Angisa and Boni, a square metre costs noticeably less, demand comes from permanent residents and the tourist flow is weaker. The Old Town stands apart: the location is the best, but the housing stock is old, and flats there almost always need a full renovation.

New buildings are handed over as a black or white frame, without finishes. Both the timing and the budget depend on that condition; we explain the difference in an article about black and white frames. Before signing the acceptance act it makes sense to order an inspection with instruments: until the act is signed, defects are the developer’s to fix.

What we do in Batumi

Renovation of apartments, houses and commercial spaces of any size, construction of houses in the private sector and on the outskirts, custom furniture from our own workshop, outfitting apartments for rental, cleaning, property upkeep and apartment management. Half of our clients live abroad and run their property remotely: we sign the contract at a distance and report with photographs every week.

Season and income

From June to September practically everything is booked, and peak nightly rates are several times higher than off-season ones. In winter demand is held up by long-term tenants, students and people spending the winter here, so most of our properties work in a hybrid mode: nightly in summer, long bookings in winter.
