There is no general answer to which pays more: it comes down to seasonality, the district, the type of flat and how much attention you are prepared to give the property. Batumi’s seasonality

Batumi is a resort with a very marked season. From June to September the city is packed and demand for short stays peaks. From October to April there are fewer tourists, but winter residents, students and people on work projects arrive, and they need a flat for months. The New Year holidays bring a separate spike in nightly demand.

In season, nightly letting earns noticeably more than long-term: the peak nightly rate is several times the off-season one. On top of that, the flat stays available to you — you can block dates for your own holiday.

The price is constant work: cleaning after every check-out, laundry, check-ins at any hour, messaging guests, replying to reviews and empty weeks in the off season. Furniture and appliances wear faster too: the flat lives at the pace of a hotel. For nightly letting to make money, the flat has to be properly prepared for nightly letting.

Long-term letting: pros and cons

A long-term tenant gives an even income twelve months a year and needs almost no involvement: no weekly cleaning, linen or check-ins. Metered utilities are usually paid by the tenant.

The drawbacks mirror the advantages: the summer peak passes you by, and the condition of the flat is harder to keep an eye on between visits. The contract matters: the term, the deposit, who pays the utilities, the move-out conditions and what counts as normal wear.

The hybrid mode: the best of both

  2. Minus booking platform fees.
  3. Minus cleaning, linen and consumables for each stay.
  4. Minus utilities and internet for periods without a tenant.
  5. Minus the management company’s fee, if there is one.
  6. A reserve for wear: replacing textiles, small repairs, appliances.

Only then can you see what the flat really earns and which mode pays more for it.

District and type of flat

The district matters as much as the mode. Flats by the sea on the New and Old Boulevards earn most by the night in summer. Flats in residential districts further inland — Kakhaberi, Angisa, Boni — work better long-term: people live there permanently and demand holds all year. As for the type: studios and one-bedroom flats are easier to let by the night, large family flats for the long term. Listings and messages with guests, check-ins, cleaning between stays, laundry, small repairs, utility payments and finding long-term tenants for the winter.
