Old stone houses, and what is inside them
Most of the housing here is old stone, and the findings differ from the coast. Timber floors in poor condition, foundations without waterproofing, roofs with no ventilation gap where condensation collects and rots the structure from inside. All of it can be dealt with, but the scope has to be known before the estimate, so we survey first — a trial pit where the foundation is unclear, moisture readings, the state of the floors — and show you the condition with photographs.
Warm in winter is the actual requirement
A house that is comfortable in summer is expensive to heat in winter: the envelope is uninsulated, the windows are old and air conditioners alone will not cover it. So the works start with insulation, windows and heating rather than with finishes. A thermal camera shows where the heat goes, and that decides the order of spending when the budget is limited.
Access and logistics
The mountain road and narrow village lanes mean deliveries are planned in advance and heavy materials come in batches. We show the logistics as a separate line in the estimate rather than folding it into the rates, so you can see what the distance actually costs.
Timing and price
Cosmetic work three to five weeks, full renovation two to four months. The main volume is planned for the warm season. Contract with deadlines, weekly photo report, payments against completed stages.
