Kobuleti is Adjara’s second-largest resort, about thirty kilometres and forty minutes from Batumi. A long beach, plenty of budget housing and strong seasonality.
Two different kinds of housing stock meet here. The old one: Soviet-era blocks and private houses, where worn aluminium wiring and cast iron risers almost always turn up under the finishes. And the new one: complexes along the sea handed over as a frame. Because of that, renovation in Kobuleti is more often a full one, with all the engineering replaced, than a cosmetic one.
Humidity and salt are felt more strongly here than further inland: the first line is close and the sea wind is constant. So waterproofing, ventilation and facade products protected against mould are part of the work by default.

In summer everything is booked, including properties that would stand empty elsewhere. In winter the village empties almost completely, and that has to go into the income calculation: annual occupancy here is lower than in Batumi, and peak rates do not automatically make up for it.
