Kobuleti has a lot of comparable flats, so a property competes on photographs and on rate positioning. Holding one price all summer is the common way to lose here: the peak weeks support more and the shoulder weeks need less, and a calendar left at a single rate sits empty in June and underpriced in August.
Winter
Demand drops to very little, so autumn brings a choice between a long-term tenant and winterisation. We make the recommendation from your flat’s figures rather than a rule.
