The basement conversation
The whole strip along the shore has a high water table, and that produces one recurring discussion. A basement here is usually a bad idea: waterproofing it properly costs more than building the same area above ground, and if the work is done cheaply the basement is wet within two years and stays that way. We say this before the design rather than after the excavation, and we show two estimates so the decision is yours with the numbers in front of you.
Foundation follows the survey
Geology first, then a slab or piles with plinth waterproofing and drainage around the house. Skipping the survey to save money here is the most expensive saving available: flat ground near the sea is not simple ground, and the foundation type cannot be guessed from the neighbour’s house.
Designing a property that earns
Where the build is for rental we work out the number of rentable units, hot water for simultaneous draw-off and electrical capacity for peak before the architecture is fixed. A seasonal property should be finished in April rather than June: bookings, outfitting and photography all need time before the season, and a building that opens mid-season loses most of its first year.
Documents, timing and warranty
Design, permit, commissioning and the registry entry are on us. Design and permit one to three months, then seven to nine months of works. Five-year warranty on the structure.
