Makhinjauri — Makhinjauri

Makhinjauri is a village seven kilometres north of Batumi, along the sea and the railway. The city centre is ten to fifteen minutes away by car, so people buy here for the quiet without losing access to city infrastructure.

What gets built here

A mix: private houses on the slopes above the main road and small residential complexes closer to the shore. Plots almost always have a gradient, which means the design gains retaining walls and drainage, without which the first rainy season washes the yard away. We plan retaining structures and drainage at the sketch stage, not after the house is already standing.

What we do here

Renovation of apartments and houses, construction on slopes, custom furniture delivered from the Batumi workshop, apartment management and cleaning between stays. The logistics are the same as in the city: crews and materials come without a distance surcharge.

Rentals

Nightly demand is good in summer, especially for properties with a view and within walking distance of the sea. In winter the village empties noticeably, but some flats stay let long-term thanks to being close to Batumi: people need the city but do not want to pay city prices.
