People book here when they want the sea and quiet at the same time, with Batumi twenty minutes away. That is the argument the listing should make, and it attracts families and longer stays rather than a weekend crowd. Pricing follows: slightly under the boulevard rate, but with better occupancy across the shoulder months and fewer one-night bookings that cost more in cleaning than they earn.
The railway in the listing
For flats facing the tracks we say so in the description rather than hiding it. A guest who discovers it on arrival leaves a review that costs more than the booking, and one who knew in advance usually does not mention it at all.
Out of season
Demand drops sharply here, so autumn brings a real choice: a winter tenant, longer bookings, or winterisation with scheduled airing. In this humidity a flat left shut without ventilation is a problem by spring, and we handle that either way.
