The envelope comes first
The climate is mountainous and winter is real, so renovation starts with the roof rated for snow load, insulation and protection of the pipework. A property finished inside while the walls stay cold cannot be heated in winter, and no amount of decoration compensates for that — in a guest property it shows up in the reviews of the first cold month.
Converting a house for guests
This adds a bathroom to each room, hot water sized for simultaneous draw-off rather than for a family, a drying zone for clothes and boots, and sound insulation between rooms. Guests arrive off the trails wet and tired, often late, and those four things are what end up in the reviews rather than the finish. We plan them at the layout stage because retrofitting a bathroom into a finished room rarely works.
Protected zones
Restrictions can apply to materials, roof shape and external appearance. We check what is permitted for the specific building before the design, and for a listed or protected property we say plainly what cannot be changed rather than designing something that will not be approved.
Timing and price
An apartment four to eight weeks, a house two to four months, conversion to a guest property longer. The main volume is planned for the warm season: in winter the road can be difficult and wet processes are not run.
