We find houses, guest properties and plots in Mestia, check the documents and run the deal through to the registry extract. Svaneti is a particular region, and what matters most here is the status of the land, the building restrictions and the real seasonality.
What we check
The registry extract: owner, encumbrances, attachments; the land designation and protected-zone restrictions; the permitted height, materials and roof shape under the rules of the zone; the boundaries on the ground and the access; the condition of the buildings and the timber structures, with an instrument inspection where needed.
What we take into account in Mestia
The first is protected zones. There can be restrictions on appearance, height and materials, and what you plan to build or rebuild has to comply with them. We check that before the deposit, because after the purchase there is nothing left to change.
The second is seasonality. The main flow is in summer; in winter there are skiers, but noticeably fewer. We calculate the income from actual figures and say honestly that the property works for a few months a year. The third is the structures: the snow load on the roof and the condition of the timber elements, which a moisture meter shows before it is visible to the eye.
The deal
