We look after houses, guest properties and apartments in Mestia: scheduled inspections, servicing of the heating and the engineering, monitoring of the roof and the timber structures, winterisation and preparation for the season. We work with a local team under our supervision and reporting.
What is included
Servicing of the engineering: boiler, heating, water, electrics; checks of the roof under snow load and of the condition of the junctions; monitoring of the timber structures and the moisture levels; winterisation for the off season and reopening; an emergency call-out by the local team.
What we take into account in Mestia
The first is snow and timber. Traditional buildings contain many timber elements, and a moisture meter shows the start of the process before it can be seen. In autumn we check the roof, the junctions and the points where timber meets moisture.
The second is winter access. The road is long, and reaching a property quickly in winter is not always possible. So the main work and all the critical checks are planned for the warm season, while in winter the property is kept under minimal but regular supervision by the people on site. The third is the guest format: before the summer season we check the hot water for all the rooms, the heating and the drying area.
How it works
A property record, visits on schedule, utilities from your deposit, a photo report after every visit. By the season or by your arrival the property is warmed, checked and cleaned.
Price
A retainer based on the property and the frequency of visits, with the logistics shown separately in the calculation.
