Tsikhisdziri — Tsikhisdziri

Tsikhisdziri is the stretch of coast between Chakvi and Kobuleti, known for its rocky shore, Petra fortress and view plots on high ground. Development is sparse: small guest houses, private villas and the occasional complex.

What to understand

The place is valued for its views and privacy rather than its infrastructure: there are few shops and services, and for everything else people drive to Kobuleti or Batumi. Plots are often high up with a steep approach, so building calls for well-planned logistics and almost always terracing with walls and drainage.

The flip side of height is wind and exposure. The roof, facade and glazing here are calculated with a margin for wind load, and materials are chosen with the salt in mind: see facades and roofing.

Rentals

It is mainly properties with views and houses with terraces that do well: guests come here for the panorama and the quiet. The season is shorter than in Batumi, but the rate for a property with a view in July and August is above the coastal average.
