Height and wind
Properties sit on high ground above a rocky shore, and the wind is noticeably stronger than in Batumi. Panoramic glazing and terraces are calculated for wind load with a margin rather than taken as standard, fixings and hardware are specified with anti-corrosion coating, and roof junctions are detailed for driving rain that arrives horizontally. A system chosen from a catalogue for a sheltered site will not hold here, and the first serious storm demonstrates it.
Terraces are where it leaks
Nearly every property here has one, and it is the single most common source of water in the room below. The waterproofing, the falls and the drainage outlet are rebuilt as a system rather than patched, and the junction to the wall is reinforced. We check all three before quoting, because repainting the ceiling underneath solves nothing.
Access and logistics
The roads up are narrow and steep, so material deliveries are planned in advance and heavy items come in batches rather than as needed. The logistics go into the estimate from the start — we will not hide a surcharge and add it mid-project.
Timing and price
