Property handover inspection
Geometry, windows and panoramic glazing, water and electrical outlets, waterproofing, ventilation, actual floor area. For houses we additionally look at the roof, the gutters, the plinth and the terraces.
What we find here most often
Properties stand on high ground open to the wind, and that produces specific defects. Panoramic glazing installed to a standard detail starts to let wind and water through in driving rain. Roof and terrace junctions are often made without any margin, and the first winter storm shows it as a leak. Plus terraces with no fall and no waterproofing, which flood the room below.
We check these junctions separately, and we recommend inspecting a property after rain rather than on a dry sunny day, if the date can be chosen.
Supervision
Visits by stage with checks of concealed work, pipe and cable runs, waterproofing and conformity with the estimate. A report with photographs after every visit.
Price
The inspection is priced by floor area, supervision by the number of visits. We give the figure by phone.
Houses and the plot
For houses the inspection does not end at the walls: we look at the drainage across the plot, the condition of the retaining structures, the drainage outlets and where the water from the roof goes. On a slope it is these things, not the quality of the plaster in the living room, that determine the state of the house in three years.
