A short season and a specific audience
Sarpi works for a few months, and a good share of its guests come for the beach and the border crossing rather than for a resort programme. That shapes the listing: distance to the water, parking, and clear practical information matter more than design. Stays are often shorter, so turnover is frequent and the cleaning schedule carries more weight than in a family resort.
Salt makes maintenance part of management
This is the closest development to the water in Adjara, and equipment ages faster here than anywhere else on the coast. Outdoor air conditioner units, window hardware and anything metal on a terrace are checked on a schedule rather than when a guest complains. A failure during the short season costs far more than the servicing would have.
Closing for winter properly
Almost everything here stands empty from autumn. A property locked without winterisation in this humidity is a spring problem: smell, mould and seized hardware. We close it properly and visit through the off season.
