We accept flats and houses in Sarpi and provide technical supervision over renovations and construction carried out by others. We come with a thermal camera, moisture meter, laser level and socket tester, and deliver the report with photographs within a day. Thirty minutes from our base in Batumi.
What we check
Geometry of walls and ceilings and deviations from level; glazing and terraces — junctions, draughts, fixings; waterproofing of bathrooms and balconies and moisture in the structures; roof, gutters and the state of external elements; distribution board, earthing, ventilation and draught; the plot on the slope — retaining structures and drainage.
What we find in Sarpi
This is the closest development to the water in Adjara, and salt works harder here than anywhere. At the inspection it shows in the fixings: ordinary galvanised fittings on railings, canopies and the glazing subframe start to corrode within two or three seasons. We check the fixing points and the material of the fasteners separately.
The second theme is the terrain. The plots are narrow and the slope comes right up to them, so we look at the retaining structures and the drainage: a bowed wall with no drainage outlets is the most expensive finding in the village. The third is glazing and terraces, which start to leak into the room below in driving rain.
Supervision of works
We come at the key stages before concealed work is closed up, check the pipe and cable runs, the waterproofing and conformity with the estimate, with a report after every visit.
Timing and price
An apartment takes two to three hours, a house with its plot longer. The report follows within a day. The inspection is priced by floor area, supervision by the number of visits; we give the figure by phone.
Pre-season inspection
For rental properties we do a short check in spring: engineering, air conditioners, water heater, waterproofing of wet areas, the state of the terrace and the railings. An hour of work and a clear idea of what will last until September.
