We build private houses and guest properties in Sarpi: design, permit, foundation, structure, engineering and finishing. Thirty minutes from our base in Batumi, at the border.

The first question is the restrictions

This is a border village, and a specific plot may carry conditions on what can be built on it. We check that before the sketch and, where you have not bought yet, before the deposit — it is a few days of document work that can save an entire project. Designing first and discovering the limits afterwards is the expensive way round.

A narrow strip between mountain and sea

Almost every plot needs retaining structures and organised drainage, and there is very little room to store materials. Deliveries come in batches on a schedule so the works do not block the neighbours or the road, and the storage point is planned before the first load arrives.

Salt from the first day

External structures, fixings, railings and the framework for glazing are specified for a marine climate from the start. On this line ordinary galvanised fittings corrode at the fixing points within a few seasons, and by then they are behind finished work. It costs little at specification and a great deal to correct.

Documents, timing and warranty

Design, permit, commissioning and the registry entry are on us. Seven to nine months of works after the permit, planned outside the season because in summer the village is working. Five-year warranty on the structure.

Are there restrictions on plots near the border?

There can be. We check the land designation and any conditions on the specific plot before the design, and before the deposit if you have not bought yet.

There is nowhere to store materials. How do you manage?
