Closest to the water in Adjara
The village sits on a narrow strip between the mountain and the sea, and this is the closest development to the water in the region. Salt works harder here than in Batumi: fixings, window hardware, outdoor air conditioner units, railings and any metal on terraces all wear faster. So external structures are built on stainless fixings, facades are treated with coatings specified for a marine climate, and outdoor units are positioned with airflow and protection from spray in mind. Choosing ordinary hardware here means replacing it in three years rather than fifteen.
Inside the flat
Constant humidity and salt-laden air mean full waterproofing in wet rooms, extraction with a humidity sensor, fresh air intake and moisture-resistant materials in furniture. Properties that stand closed between guests need the ventilation designed in rather than added later, otherwise the owner returns to a smell that takes weeks to remove.
Access and storage
Restricted access and very little room to store materials. We deliver in batches to a schedule so the works do not block the yard or the neighbours, and we plan where everything goes before the first lorry arrives — on a plot this tight that is a real part of the planning rather than an afterthought.
Works outside the season
In summer everything here is occupied, and building work during the season disrupts both you and the guests next door. All works are planned for autumn and winter, and we say honestly at the first call when a requested date is unrealistic.

Preparing a property two to four weeks, full renovation one and a half to three months. Contract remotely, weekly photo report, payments against completed stages.
