We find apartments, houses and plots in Sarpi, check the documents and run the deal through to the registry extract. There are not many properties here and they go quickly, so we do the checks promptly but without skipping anything.
What we check
The registry extract: owner, encumbrances, attachments; the land designation and any restrictions that may apply to the plot in the border zone; the zoning and the building coefficient, the boundaries on the ground; the condition of the retaining structures and external elements; the engineering and the moisture levels, with an instrument inspection where needed.
What we take into account in Sarpi
The first is restrictions. This is a border village, and specific conditions may apply to a particular plot: we check that before the deposit rather than after. The second is the terrain: level ground is scarce, the slope comes right up to the road, and almost every property has retaining structures. Their condition has a direct effect on the price.
The third is salt. This is the closest development to the water in Adjara, and fixings, railings and outdoor air conditioner units wear faster. At the inspection it is visible at the fixing points, and it is a normal argument in negotiation.
Yield
The season is the shortest on the coast, but peak rates are high: guests pay for the clean water and the view. We give a month-by-month calculation, taking into account that the property stands empty for most of the year.
The deal
Negotiation, deposit, contract, the Public Service Hall, registration, keys. For buyers from outside Georgia — a power of attorney, settlement through a bank or a notary’s escrow account.
After the purchase: renovation, outfitting, management. All services: Sarpi; general terms: property search.
