Chakvi — Chakvi

Chakvi is a resort village twenty minutes from Batumi, between Green Cape and Tsikhisdziri. It is being built up actively, the price per square metre is lower than in Batumi, and demand is seasonal.

What is happening here

In recent years Chakvi has become one of the most active development areas on the coast: new complexes by the sea, cottage projects on the slopes, and tea plantations, some of which are being turned into plots. People buy to let in summer and for their own holidays, less often to live here all year.

The slope and water are the main technical issues here. Houses are built with foundations calculated for the specific ground, with retaining walls and drainage, otherwise the yard slides downhill within a couple of seasons. We have seen that on neighbouring plots more than once.

What we do here

Renovation of apartments and houses, construction, custom furniture, outfitting for rental, apartment management, cleaning and handover inspections from developers.

Letting

The season runs from June to September, and at the peak almost everything is booked. In winter the village is quiet, and properties either stand empty or go on long-term lets at a modest rate. We calculate annual income from the actual figures of our own properties, not from August rates.
