We renovate apartments and houses in Chakvi: finishing from a frame in new developments by the sea, renovation of houses on the slope and in the old tea plantation area, and preparing properties for the rental season. Twenty minutes from our base in Batumi.
Start with the acceptance inspection
The village is being built up quickly and most apartments reach us as bare frames. The first thing we advise is an inspection before you sign the acceptance act: wall geometry, window installation, outlet positions against the drawings, waterproofing and the draught in the ventilation duct. Deviations of two or three centimetres across a wall are routine here and only a level will show them — and they matter later, when a kitchen has to be made with compensation strips. Until the act is signed, the developer has to put them right.
The slope
Houses above the highway sit on a gradient with clay soil, and any rebuild starts with finding out where the water goes. Clay holds water and moves, so without drainage the finishes on the lower floor last until the first winter. We deal with the water first and the interiors after.
Planning for the season
Work for the summer is planned for winter and early spring. In summer crews are busy, deliveries slow down and a property standing idle in July costs the owner more than the finishing itself. A request in May for a June handover almost always means working through the season with real schedule risk, and we say so before signing rather than after.
