A market of similar flats
New developments here produce hundreds of apartments with the same layout, the same view and the same finish. A flat competes on photographs, on practical details and on price positioning rather than on anything structural. So the listing gets a proper shoot and a description written for the audience that actually books here, and the rate moves with demand instead of sitting where it was set in May.
Most owners are not in Georgia
Which is why the whole arrangement runs remotely: keyless entry rather than key handovers, a monthly report with receipts, income transferred to a card in any country, and a manager who answers guests so nothing reaches you at two in the morning. If something breaks, a plumber or electrician comes out and you see it in the report rather than in a message.
Filling the shoulder months
The season here is roughly May to October, and the difference between a good year and an average one is usually May, June and September rather than August. We price and market those months deliberately rather than treating them as leftovers.
