What we take into account in Gudauri
The altitude is about two thousand metres, and the risks match. Power cuts happen, and an apartment without protected engineering bursts within a day. So we check how the pipes are routed, whether there is insulation on the cold sections, and what would happen to the property standing without power.
The second theme is access. The pass is sometimes closed, and reaching a property quickly is not always possible. We say that plainly and build the schedule so that the critical checks fall in periods when the road is normal rather than at the height of the blizzards. The third is readiness by December. The season is short and expensive, and the property has to be checked in advance: heating, hot water, drying area.
