We build chalets, apart-properties and guest houses in Gudauri: design, permit, foundation, structure, engineering and finishing.
Altitude changes the calculations
At roughly two thousand metres the snow load, the ground freezing depth and the wind are all different from the coast, and the building window is short: wet processes run from about May to October. Everything is planned around that, and we say honestly whether a property can be ready for the coming season or whether the next one is the realistic target. Pouring a foundation in October to meet a December date is how buildings open unfinished.
Insulation and frost protection are structural
Not optional extras to be dropped when the budget tightens. A building with cold bridges cannot be heated through in January, and unprotected pipework ruptures during a long power cut in a property nobody is visiting. Both are designed in from the start.
Snow management
Where it sheds, where it accumulates and how the entrance and parking stay usable through the winter. This is a design decision rather than something the owner deals with each season, and it also affects where the outdoor equipment and the meters are sited.
Documents, timing and warranty
Design, permit, commissioning and the registry entry are on us. Seven to nine months of works inside the available window; logistics to altitude shown separately in the estimate. Five-year warranty on the structure.
All services: Gudauri.
