We find apartments and chalets in Gudauri, check the documents and run the deal through to the registry extract. This is the resort with the most expensive and the shortest season in the country, so the yield calculation here matters no less than the documents.
What we check
The registry extract: owner, encumbrances, attachments; for new builds — the permit, the status of the building, the contract and the handover deadlines; the terms of the management company and of any rental programmes; insulation, roof, snow shedding and protection of the engineering; the condition of the property, with an instrument inspection where needed.
What we take into account in Gudauri
The first is the economics. The season runs from December to April, the peak falls on the New Year and spring holidays, and those two or three weeks produce a noticeable share of the annual revenue. A property handed over by the developer in January loses the most expensive part. We calculate the income month by month and treat the deadlines as a key parameter of the deal.
The second is rental programmes. They are offered with almost every complex, and the difference between a “guaranteed payment” and a percentage of actual revenue can be substantial. We read the contract in full, including the compulsory period and the allocation of costs. The third is altitude: freezing, snow load, the risk of a burst system during a power cut. This is checked with instruments and affects the price.
The deal
Negotiation, deposit, contract, the Public Service Hall, registration, keys. For buyers from outside Georgia — a power of attorney, settlement through a bank or a notary’s escrow account.
After the purchase: renovation, outfitting, management. All services: Gudauri; general terms: property search.
