We accept apartments from developers in Gudauri and provide technical supervision over renovations carried out by others. We come with a thermal camera, moisture meter, laser level and socket tester, and deliver the report with photographs within a day.
What we check at handover
Geometry of walls and ceilings, particularly in studios with attic slopes; insulation of the envelope and cold bridges with a thermal camera; roof and snow shedding arrangement, the state of the junctions; heating, pipe runs and protection of the engineering against freezing; ventilation, draught, the board and the available capacity; the actual floor area against the contract.
What we find in Gudauri
An altitude of about two thousand metres changes the list of findings. The first and most frequent is insulation: a thermal camera shows freezing along the corners, the floors and around the window openings, and in winter such apartments do not warm up even at full power.
The second is snow: the roof pitch and the shedding point are not thought through everywhere, and the mass comes down onto the entrance, the parking or a neighbour’s plot. The third is the engineering. Power cuts are not rare here, and unprotected pipe runs freeze within a day. We check where the pipes go, whether they are insulated and how the property will survive standing without heating, because owners are usually here only occasionally.
When to inspect
The roof, the facade and the drainage can only be seen properly in the warm season. In winter we accept the interior and schedule a separate visit for the external details, noting it in the report.
Supervision of renovation
The key stages before concealed work is closed up, with checks of the pipe and cable runs, the waterproofing and conformity with the estimate, and a report after every visit.
