What is included
Furniture from our own workshop and outdoor sets; appliances with headroom for the load — air conditioners, water heater, washing machine; three sets of bedding per bed; dishes, utensils, consumables and beach items; decor, lighting, photography and the listing text.
What matters in Kvariati
The season is short and very dense: a property works for four months with almost no pauses. So the set has to last until September without replacements. We choose appliances that can be repaired on site, hard-wearing fabrics with removable covers, and keep spare parts in stock: a breakdown in July means not only a cost but lost nights in the most expensive period.
Second, guests come for the sea and the pebble beach. Small things that cost almost nothing get mentioned in reviews: shoes for the pebbles, a towel rack on the terrace, beach towels separate from bath towels, a mat at the door against sand.
Timing and price
Two to three weeks from the inspection with furniture from stock; orders for the season are planned in winter. The price depends on the area, bedrooms and set level, with an estimate after the inspection.
A reserve for the season
On top of the set itself we add a consumables reserve: bedding, towels, replacement dishes, light bulbs, basic cleaning products. In a dense season there is no time to run out for every broken plate, and the property has to look the same for the tenth guest as for the first.
