What is included
Furniture from our own workshop: beds with storage, wardrobes, drying cabinets; appliances, climate control, heating and fast internet; textiles: warm duvets, blackout curtains, bedding with a reserve; dishes, utensils, consumables, a kettle and a thermos; decor, lighting, photography and the listing text.
What matters in Bakuriani
Guests arrive with wet clothes, boots and equipment, and an apartment with nowhere to put them collects complaints in reviews however good the renovation is. So the set has to include a ventilated drying zone, a boot tray, plenty of hooks and a place for skis. After that come warm duvets, blackout curtains and a decent kettle: that is what people look for first after the slope.
The second point: the property has to be completely ready by December, photographs included. The New Year dates are booked in autumn, so we plan the outfitting for September and October rather than November.
Timing and price
Two to three weeks from the inspection with furniture from stock; made to order takes longer. The price depends on the area, bedrooms and set level: a range by phone, an estimate after the inspection.
Extra beds
In winter people come to the resort in groups, and a property that sleeps four rather than two gets noticeably more bookings at a higher rate. So we often add a sofa bed with a proper mechanism and mattress, not a decorative one that nobody can sleep on for a second night.
