Narrow plots on a steep slope
The village is squeezed between the sea and the mountain, so plots are narrow, the terrain is steep and access is difficult. This affects both the logistics of materials and the works themselves. Houses on the slope almost always have a water question, and we deal with drainage and the state of the retaining structures before any finishing — a wall that has started to lean is a structural job, not a cosmetic one, and finishing above it is money thrown away.
Peak load is the local engineering problem
The season is short but intense. In July every room is occupied and everything runs at once: all the air conditioners, the water heater, the washing machine, the kettle. Circuits designed for a family trip the board within the first full week. So in guest properties the electrics are calculated with a margin, separate lines are run for high-power appliances, and hot water is sized for simultaneous draw-off rather than for average use.
Finishes that survive guests
Porcelain rather than laminate, hard-wearing surfaces in contact zones, one type of hardware so a broken part is replaced from stock within a day. In a property that turns over weekly, this is the difference between maintenance and constant repair.
Timing and price
Frame six to fourteen weeks, season preparation two to four, full renovation of a house one and a half to three months. Work is planned for autumn and winter, contract remotely, weekly photo report.
